Warren and Mahoney has collaborated with Templeton Group and LandLAB to create diversity and public amenity in the Stonefield’s housing community.
The project began by masterplanning the lake front area; the last chance to create an interface between the existing housing developments and a network of public amenity and pedestrian links to the lake area. Lakeside One, the first stage of this masterplan, consists of 44 townhouses with a common square in the middle of the development. Site level changes between the street and the interior allow privacy as you step up half a level to terraces, removing the need for fences and breaking down barriers.
Celebrating the site's history
Sitting at the heart of the now well-established Stonefields community, Lakeside One looks out to the Maungarei wetlands. Fed by a natural spring and formed by the areas previous use as a quarry the masterplan took inspiration from projects like Seattle’s Gas Works Park – where last century’s industrial zones are creatively reclaimed and given new life. The wetlands are now home to an abundance of wildlife. Ducks, pukeko, pīwakawaka, tūī and kereru dab, dash and paddle alongside boardwalks bounded by mature flax plants and flowering manuka.
Softening the edges
The materials used soften the architecture of the buildings and celebrate the transition between the existing neighbourhood and the natural environment. Soft edges encourage integration with the landscape and planters on all levels further soften the boundaries. Warm timber, natural stone and steel cladding complement the natural heritage of this premium location. Basalt pathways reference the old quarry and bush-hammered concrete evokes a split rock texture, a reminder of the sites volcanic and industrial past.
Family focus
Townhouses are 3-4 storeys each, unashamedly family-focused with 4-6 bedrooms, generous living and flexible work from home spaces.
Lakeside Quarter will set a new benchmark for urban amenity in a nature-rich environment. As a developer, you seldom get an opportunity to paint on a such a rich and rewarding canvas.
