Precinct Flex at Pipiri Lane offers a range of amenities including coworking areas, private offices, shared work and social spaces, externally bookable meeting rooms, and a members’ lounge. A large, modern, and flexible event space with onsite catering supports a diverse range of events, accommodating up to 500 guests.
Central to the spatial design is a carefully choreographed event procession. Working within the constraints of a mass timber CLT structure, the design transforms limitations into opportunities, funnelling guests upward through a crafted timber stair portal. This moment of compression heightens anticipation before revealing the expansive, sawtooth-roofed event space on Level 2. The sequence balances intimacy with drama while efficiently managing the movement of large groups within a compact footprint.
The overarching design philosophy draws from a culinary metaphor - Base, Infusion, and Garnish - reflecting the project’s identity as a Social Mixer.
The base honours the architectural context. Infusions introduce function, texture, and botanical-inspired detailing; while garnishes, such as feature lighting, playful hardware and distinctive furniture, bring cohesion and delight.
Sustainability guided every decision - not only in material selection but in construction methodology. Timber partition systems, strategic reduction of glazing to lower embodied carbon, and a preference for natural, bio-based material - including cork, marmoleum, timber panelling, natural grass wall coverings, stone, and wool - underscore a low-carbon agenda.
The project strengthens the dialogue between the character-rich Halsey Traders building and the contemporary CLT structure. By opening the rear wall, sightlines and physical connectivity are enhanced, reinforcing event flow while celebrating the contrast between heritage character and modern timber innovation.
